New Home Orientation!

June 25th, 2015

I am in shock.  They finished!!!!!  The walk through went wonderfully!  We had some punch list items but not as many as I had expected.  There are a few things that need to be done in terms of drywall dings, floor dings, etc.  I am having the railing put on the porch next week.  It wasn't required by code but I think it adds a nice touch to the porch.  Appliances look great and we now have a yard!  I am amazed at how big it turned out!  With the Rome being a more vertical home it leaves more yard on the lot.  Perfect for us as we plan to install a deck and patio underneath later next year!  Closing is tomorrow!

  1. Hello, Helen. I've been following your blog since I first ran across it, as my family and I are also building the Rome model in Northern VA. First, I have to say how EXTREMELY ENVIOUS I am that you have an attic and a basement! :D Unfortunately, the county we are moving to apparently does not permit attics (only basements). But, I know you have a large family, so the size of your house is most appropriate. And speaking of your house, it's absolutely gorgeous! Congratulations to you and your family on your home purchase and I hope it turns out to meet your family's expectations and more! I am curious, though, if the size of your AC unit will be sufficient to cool your house. This was one of the biggest issues our private home inspector had about our house when he conducted our pre-settlement walk through, as he thought that for the finished sq. footage of our house, we should have at least a 5-ton AC unit. But when we brought this issue up with our PM, we were told that she is confident our current unit will be sufficient, as Ryan Homes engineered this particular model to have a 3-ton unit be able to accommodate the house, no matter what the finished sq. footage is (based on each family's preference to finish out optional spaces). In any event, perhaps you can keep us posted on your blog? I surely hope you won't have cooking issues, but I am overly curious. We are scheduled to settle on our home next week. I hope our PM is right!
